Tad Talks: Looking Beyond the Construction Fence

When most people see a new development taking shape, they naturally focus on the building itself. How many apartments will it have? What businesses might move in? When will it be finished?

Those are important questions, but in community development, the biggest impact often extends far beyond the property lines. A well-planned development can attract new businesses, encourage additional investment, improve walkability and reshape how people experience a community. In economic development, this is often called the “halo effect” — the idea that one successful project can create positive momentum throughout an entire district.

Old Town Lilburn has an opportunity to experience that as The Porchline wraps up construction ahead of schedule.

The $100 million mixed-use development, led by RangeWater Real Estate in partnership with the City of Lilburn and the Downtown Development Authority, will bring 269 luxury apartments and a public parking deck to downtown. While those additions are significant on their own, they’re really about creating a stronger foundation for the businesses and community spaces that make Old Town special.

Thriving downtowns aren’t built on occasional visits alone. They thrive when people live nearby and become part of the community. The residents of The Porchline won’t just occupy apartments — they’ll walk to dinner, grab coffee before work, browse local shops, attend festivals and concerts and enjoy the parks, trails and gathering spaces that make Lilburn unique. Those everyday moments create the steady activity that helps local businesses succeed and encourages new ones to open their doors.

That activity often creates a ripple effect. As businesses grow, property owners gain confidence to invest in improvements, entrepreneurs see opportunity and additional redevelopment becomes more attractive. One successful investment often inspires another, creating momentum that benefits the entire district.

Although The Porchline is not a Lilburn CID project, we’re proud to support the broader vision because we recognize what it represents. The CID’s mission is to improve accessibility, mobility, safety and beautification while helping create an environment where quality investment can thrive. Projects like this have the potential to build on those efforts and contribute to a more vibrant, walkable downtown for years to come.

The Porchline is still under construction, but its impact is already reaching beyond the construction fence. More than new apartments and parking, it represents confidence in Old Town Lilburn’s future and the power of public-private partnerships working toward a shared vision.

Years from now, people may remember The Porchline for the buildings it added. But its greatest legacy may be the new businesses it helped support, the investment it encouraged and the energy it brought to the heart of our community.
